If you’re searching for a new place to call home in the city, you may be weighing your options. Should you rent an apartment? Or, do you buy a condo? This is a big decision, and your mind is probably spinning with questions! 

As a leasing agent in downtown Chicago, I often see people question which choice is best for them. If you’re debating between the two, and feeling conflicted, you’re not alone.

What’s the Difference Between an Apartment and Condo? 

When you’re looking for a new home, especially in a big city, you’ll probably see listings for both “condos” and “luxury apartments.” Sometimes, these two types of units are even available in the same building. Confusing, right? 

So, what’s the difference between a condo and an apartment? While they may appear quite similar at first glance, there are important differences between the two. Let’s dive in and help you decide which is the best fit for you!

What is a Private Condo?

A private condo – short for condominium – is a residential unit (typically one of many units inside a building) whereby each unit is individually owned and managed. 

  • Ownership: Owned by an individual.
  • Management- Offsite, primarily through a non-resident private owner
  • Maintenance: Covered by the owner.

What is a Managed Apartment?

A managed apartment is a residential unit that is part of a larger building or complex whereby all units are owned and managed by one company. High-end managed apartments are often referred to as “luxury” apartments. 

  • Ownership: Owned by a real estate company or property management company.
  • Management- Onsite, primarily through property management professionals
  • Maintenance: Provided by the building management.

Renting an Apartment vs. Buying a Condo 

Choosing between buying a condo or renting a luxury apartment depends on factors like your lifestyle, budget, and personal preferences. Of course, each has an upside and downside, so let’s run through each benefit and potential downfall. 

The Pros of Living in a Managed Apartment

Renting an apartment in a managed building is a hugely popular choice – and for good reason! I’ve helped thousandss of people with their search for an apartment in Chicago, and know the benefits of renting inside and out! 

  1. Less Money Up Front

Unlike purchasing a condo, renting a luxury apartment doesn’t require a significant down payment. 

  1. Easy Move-in and Out 

If you need flexibility, renting is the way to go! Though you’ll sign a lease for a set period of time, you can usually pay a fee to break it and move out early.  

  1. Outsourced Maintenance 

Dripping faucet? Squeaky door? A maintenance team will fix it. The freedom of not owning a toolbox is a treat! 

  1. Emergency Services 

Uh oh – your dishwasher is flooding your kitchen! When you rent in a managed apartment building, no worries – home emergencies will be handled lighting fast- and free! 

  1. No HOA Fees 

When you rent a luxury apartment, you don’t pay extra HOA fees. All of your amenities, including your CAM (Common Area Maintenance) and landscaping are included in your rent.

  1. Less Responsibility, Less Stress 

When you’re not responsible for anything that could go wrong with home maintenance (and the financial risk that accompanies it), life is less stressful! 

  1. Amenities 

From posh coworking spaces to unbelievable rooftop decks with pools, amenities in managed apartment buildings are over-the-top good and almost always better than what a condo would offer! 

  1. Pet-Friendliness 

You might be surprised to hear that the majority of managed apartment buildings are cat and dog-friendly. Lots of dog-friendly luxury apartments even cater to pets with amenities like pet spas and dog runs.

The Cons of Living in a Managed Apartment

Let’s cover the flipside of living in a managed apartment building. Because even though there are a ton of reasons to rent a luxury apartment, there are a few downsides to consider. 

  1. No Freedom to Make Updates 

Love to put your own stamp on your home? When you rent in a managed building, you’ll need to ask permission before making any cosmetic changes to your unit. While management may allow you to paint your apartment, asking to demo your backsplash will likely receive a hard “no”. 

  1. Lack of Parking 

Parking in a big city can be a real headache, and when you rent in a managed building, the apartment typically doesn’t come with a designated parking spot. The upside is, most buildings do have onsite parking, but you’ll be charged a monthly fee. 

  1. Certain Dog Breed Restrictions 

While most managed apartment buildings do allow dogs, it’s common for them to also have breed and weight restrictions. 

Breeds that make the restriction list may include Pit Bulls, Rottweilers, Doberman Pinschers, German Shepherds, Akitas, and certain Mastiff breeds. Weight restrictions vary, but if you have a larger dog, like a Great Dane or Saint Bernard, you might have a harder time renting an apartment.

The Pros of Buying a Condo 

Buying a condo can be a great choice – especially if you’re putting down roots for a while. There are other benefits to buying a place that’s all yours too. 

  1. You Own Your Unit 

When you purchase a condo – it’s yours! Buying a condo, instead of renting an apartment, can have a real financial upside. A condo can be an awesome long-term investment – in the right market, you’ll build equity as the value of your condo increases. 

  1. You Can Make Cosmetic Updates 

In most condos, you can make cosmetic updates to your home without getting permission. Before diving in, review your condo’s association rules to make sure your updates don’t break any rules or bylaws. 

  1. Parking 

When you buy a condo, an assigned parking space is often included in the terms of your purchase agreement. If you’re a daily driver, or can’t bear the idea of being car-less, this is a huge benefit! 

Some condos do have common parking garages, and others may require you to purchase a parking spot. Parking can be a great negotiating point when buying your condo!

The Cons of Buying a Condo 

While buying has plenty of positives, there are reasons people choose not to pursue condo ownership. 

  1. You Own It, But There Are Rules 

If you think homeownership will come with free reign to dive into a remodel, think again. Most condo associations will require approval before you dive into a renovation. This process may involve submitting plans and specifications, as well as obtaining permits, depending on the scope of the renovation. 

  1. Wanna Move? It’s a Process. 

When you own a condo, you don’t have a lease – it’s yours until you sell it. While owning does have advantages, moving out isn’t a quick process. 

  1. HOA Fees and Rules 

Buy a condo, it’s almost certain that you’ll be a member of an HOA – or, Home Owner’s Association. The purpose of an HOA is to manage common areas and set baseline rules for the community – and they do have a positive impact! But, they’re notorious for limiting the freedom of homeowners, and being under the thumb of an HOA can be frustrating. Not to mention, HOA fees will cost you hundreds each month. 

  1. Need a Home Fix? You’re Responsible. 

You’re responsible for any repairs – such as plumbing or a broken appliance – in your condo. 

  1. Buying and Selling is Expensive 

Real estate fees, closing costs, home inspection, and appraisal – the cost of buying and selling a condo can add up – and there are no guarantees your condo is worth more than when you bought it. 

  1. Fewer Pet Restrictions 

Condos usually don’t have the kinds of pet restrictions that apartments do. While this may be a positive for a few, it does mean there aren’t any rules about what breed of dog your neighbor may own. 

Rent or Own – The Decision is Yours

Because of the scale of the windows, most come with roller shades. Sometimes, you can even find units with motorized shades that you can control from your mobile phone. 

In-Unit Washer and Dryer

This may not feel like a luxury feature but trust me, not having to haul laundry to a shared laundry room is the most luxurious feature of all! Usually, apartments will have stacked front-load units tucked into a closet. 

Smart Home Technology 

New apartments almost always have smart-home features like Nest thermostats and keyless entry systems.

24-Hour Concierge

Higher-end luxury apartment buildings have a concierge on staff who attends to resident needs. Living in a building with an incredible staff is often what makes your building feel like home! 

Laundry Services

From everyday laundry needs to dry cleaning, lots of high-end apartment buildings have laundry services available. Many partners with brands, such Tide Cleaners, for totally seamless wash and fold services. 

Close to Transportation 

If you’re renting an apartment in an urban area – like downtown Chicago – living close to public transport is so convenient. Take the train, bus or even hop on a shared or rented bike! Many luxury apartments are within blocks of train stations, making your commute a breeze. 

The Ease of Utilities

Renting a luxury apartment makes managing your utilities, and utility budget, simple. Before you sign your lease, ask about how you’ll pay for your utilities. Most commonly, they’re included in your rent price, or charged at a fixed rate no matter your usage. 

Quick and Easy Repairs

If you’ve ever had a leaky toilet or broken dishwasher, you know how irritating it is to wait on a repair. Luxury buildings have staff who make repairs speedily and at no cost to you. 

Security 

There’s nothing better than peace of mind, especially when it comes to your home’s security. Many luxury apartment buildings have secure entrances that can only be accessed with a FOB. And here in Chicago, over half the luxury apartment buildings have a 24-hour doorman on staff. 

The Cons of Renting a Luxury Apartment 

Living in a luxury apartment sounds pretty great, right? But of course, it can’t all be sunshine and roses. While luxury living comes with its perks, there are also potential drawbacks to consider.

Luxury Apartment Buildings are Very People-y

Yup, luxury buildings typically house a lot of residents. Some of Chicago’s largest apartment buildings exceed 90 floors and hold over 800 units! Although, it’s more common to see buildings with 250 – 500 apartments. 

Having so many neighbors can be a worry for some people. There’s a potential for a lack of privacy, as well as congestion in shared spaces. And while soundproofing has come a long way, noise disturbances do happen.

Parking Comes at an Expense 

We all know how challenging parking can be when you live in a big city. Even though parking in Chicago has gotten easier since the introduction of parking apps, it still can be intimidating and expensive. 

Most luxury apartment buildings do have parking available, but securing a spot isn’t always guaranteed, as inventory is often low. And, that spot will come at an expense. Here in Chicago, monthly parking at a luxury building will cost you $250 or more a month. 

If you can’t get a parking spot at your apartment, you do have a couple of options. Depending on the neighborhood you live in, street parking may be available from time to time, though I wouldn’t recommend it as an everyday solution. Signing a monthly lease at a nearby private parking garage is a better idea.

The Lure of Amenities…and Their Expense 

Luxury apartment amenities are a huge draw. Heck, who wouldn’t want to live in an apartment with a rooftop pool? But – those amenities do come at a cost. Consider how often you’ll actually use them, and if the higher rent cost is worth it. 

Sometimes, the answer is yes – paying more to live in a luxury apartment makes sense. Can you cancel your gym and coworking memberships and save some money? Or perhaps your apartment is so close to public transport that you can sell your car. 
There are lots of factors to consider when figuring out your rent budget. My best advice is to work with a leasing agent who can help weigh the pros and cons of each building, and even help negotiate ways to save you money.

A Smaller Apartment But a Bigger Price Tag

If you’re ready to upgrade to a new apartment you may be surprised that on paper, luxury apartments usually have smaller floor plans than older apartments. But – keep in mind that there’s a trade-off. Older buildings also have older finishes, less quality appliances, outdated design and fewer amenities.

And remember, square footage doesn’t always paint a clear picture. Modern apartments are so well-designed that sometimes, apartments with smaller square footage may actually feel larger than units with more!

Tucked away in the front entry is a huge storage closet and an in-unit washer and dryer. Speaking of closets – check out the bedroom. The walk-in closet will fit your entire shoe collection and then some! 

Walk into the living space, and two treats await. A dining area is a rarity in one-bedroom apartments and you’ll love having a table to sit and enjoy a meal at. And guess what? The Reed’s Two-Bedroom Apartments 

The Reed has two and three-bedroom apartments with larger footprints too. With loads of natural light and a balcony, this particular two-bedroom floor plan is a standout. First, just look at this lobby – it’s maybe my favorite in all of Chicago. The distinctive design elements, soaring height, and natural light create a captivating space. Even though this isn’t The Reed’s designated workspace, it’s the perfect spot to get some work done, host a casual meeting, and get your creative juices flowing.

There are several other lounges and cozy nooks throughout the building that make working from home a dream. The dedicated coworking room, called “The Study”, has private offices and communal space with lots of seating options.

But, it’s the floor-to-ceiling windows and outdoor terrace that’s going to win your heart! Absolutely massive, the view spans the entire length of the unit. Located right along the lakeshore, it’s full of old-school Chicago charm and is in the midst of a total glow-up. It attracts entrepreneurs, artists, musicians, and students, all of whom are drawn to its food and music scene. 

LIVING IN UPTOWN AT PLATFORM 4611

Platform 4611 was built right along Uptown’s main corridor (Broadway), so when you rent here, you’re square in the middle of it all! 

First, let’s cover the conveniences near Platform 4611. After all, being able to walk to Target has got to be the biggest luxury of all when renting in downtown Chicago, right?

Hop on, and you’ll be in the heart of downtown Chicago in just under 30 minutes. 

THE UPTOWN CHICAGO VIBE 

Living in Uptown is sounding pretty great, don’t you think? But what’s it really like? I often get asked what the vibe of each downtown Chicago neighborhood is, and I like to describe Uptown as inconspicuously cool. Uptown’s roots – dating back to the early 1900s – are in entertainment and music, and it’s still known for its amazing music scene today. 

If live music is your thing, you’ll love having two of Chicago’s best venues in your neighborhood. The famous Green Mill jazz bar has been around forever and is the coolest hangout in the ‘hood. The Riviera Theater is also within walking distance from Platform 4611 and always has an amazing line-up of indie bands on the docket. 

Uptown has also become a go-to neighborhood for foodies who want to explore outside of the usual West Loop and River North hot spots. Uptown restaurants are known for their global menus, and when you live on Broadway and Wilson, you’ll be able to walk to tons of great spots! Here are some local favorites:

PARKS NEAR UPTOWN’S PLATFORM 4611

It’s not all music and food in Uptown – the neighborhood has a huge stretch of lakeshore with acres upon acres of green space and beach. From your new apartment, it’s less than a mile walk to sports fields, a skate park, basketball courts, and more. 

Montrose Beach also has a gorgeous stretch along the lake with a bird sanctuary, gardens, and quiet observation points. If you’re looking to get out and enjoy winter in Chicago, check out Cricket Hill, the best sledding hill in the city! 

And then there’s Montrose Dog Park and Beach, the best dog park in Chicago to wear out your pup! People flock to this awesome fenced-in dog beach, and when you live at Platform 4611, you’re fortunate enough to have it in your backyard.

WHO DEVELOPED ONE SIX SIX APARTMENTS? 

Chicago real estate developer MCZ Development was the original team behind the One Six Six project. They saw potential in the building site – a former Fabbri sausage plant – and got the project off the ground in 2019. But in late 2021, the building was sold to international real estate developer and property manager, Greystar for a cool $16 million. 

Architecture, design, and planning firm SCB took the lead on the design of One Six Six. Nationally known for their work on luxury apartments, cool corporate offices, and retail spaces, SCB knocked Six One One’s design out of the park.

We lovingly refer to this 507-square-foot apartment as the Carrie Bradshaw studio. It’s charming, inviting, and oozing with city charm. It’s Sex and the City meets Chicago, and you’re going to love the: 

  • Fully-renovated unit

  • Views of tree-lined streets

There’s just something about this studio that keeps us coming back to it. Yes, it’s spacious, but it’s the total package that makes this place a real gem. 

I fully believe that you can’t underestimate the power of natural light, and it’s truly this apartment’s superpower. The bay window is huge and the perfect spot to set up a work-from-home office with a view. Our favorite units face Dearborn and Elm Streets because the views include the treetops, charming neighboring buildings, and historic architecture. 

The Amenities at Elm Street Plaza Apartments 

Elm Street Plaza is one of the best high-rise apartments in the Gold Coast neighborhood, and the building is full of awesome amenity spaces. 

Even in the most spacious apartments, it can sometimes feel like the walls are closing in if you also use it to work from home. Elm Street Plaza has a new business center that’s a great solution to feeling “homebound”. There are additional lounges with sunny spaces and cozy fireside seating too. 

If you want to host a crew of friends and can’t squeeze them into your studio, head to the resident lounge which is outfitted with a kitchen and television.  

No room to work out in your studio apartment? No worries, hop into the gym at Elm Street Plaza, complete with cardio and fitness equipment. If outdoor fitness is more your thing, the Gold Coast neighborhood is perfect for neighborhood walks, daily jogs on the nearby Lakefront Trail and beach volleyball at Oak Street Beach.

I swear the air is sweeter in the Gold Coast. You’ll see for yourself when you rent at Elm Street Plaza. Spend your days lounging poolside and your evenings getting cozy around the fire. Elm Street Plaza’s outdoor amenities are total winners. The outdoor pool is so huge you can swim laps in it. The entertaining areas include gas grills, lots of intimate seating areas, and gas firepits too. 

The Elm Street Plaza Neighborhood: Gold Coast 

The Elm Street Plaza’s location is just too good! I honestly think it’s one of the best in all of downtown. Step outside and within just a few blocks you’ve got: 

  • Oak Street Beach 
  • Shopping along Rush and Oak Streets 
  • The best restaurants in Gold Coast, from upscale to quick service 
  • CVS and Walgreens 
  • Lakefront Trail 
  • Washington Square Park 
  • CTA Red Line Train

Live at Elm Street Plaza and you’re also within walking distance of two of my other favorite neighborhoods in Chicago – Old Town and River North. 

3. The Apartments at 1001 S. State 

Studio Footprint: 581 Square Feet  

Chicago’s South Loop has been on our up-and-coming radar for years. The neighborhood – boarding the Loop’s southern border – has seen explosive residential growth and is home to some of Chicago’s newest luxury apartments.

There are lots of great studio apartments in South Loop, but units at 1001 S. State win our award for best studio apartment layout in Chicago. At 581 square feet, this studio is roomy, and the floorplan is genius. See that niche that’s carved out for your bed? It creates a separation between your living and sleeping space that’s just so smart! Also, take note of: 

  • Great kitchen space with bonus peninsula countertop 
  • Huge bathroom with tub
  • In-unit washer and dryer 
  • Ample closet space

If you’re looking for a big studio apartment in South Loop, this one will definitely be on our tour list. It’s an especially perfect pick if you’re finding that a one-bedroom is out of your budget. 

This studio is also a great choice if you work from home. Admittedly, working in a studio apartment can sometimes feel cramped, but this floor plan actually has room for a proper desk. For renters who don’t love having their kitchen space in their living space, this floorplan is ideal. The galley kitchen is neatly tucked away. If you’d like to ignore your dirty dishes, you can! Out of sight, out of mind, right? 

And yes, this is one of the studios in Chicago with a balcony and not just a small one! It’s huge, serves up crazy-cool views, and lets light flood your space. Did I mention this is one of the more affordable studio apartments in downtown Chicago? Renters rave about it being a great value, especially given the central location. 

The Amenities at Eight O Five Apartments  

Rent a studio at Eight O Five, and you get so much more than those 538 square feet. This luxury apartment in River North has extra room for you to get out and stretch out. 

This is a great studio to move to if you work downtown, but even better if you work from home, thanks to Eight O Five’s coworking areas. Need some peace and quiet, but want to get out of your apartment? The work pods are a perfect spot to focus and knock out some projects or take important calls. You’ll find a unique yoga platform with a view of Lake Michigan. For the non-yogis out there, I’m guessing it’s also used as a wine-drinking platform! 

Speaking of the outdoor deck – it’s an entertainer’s dream! It’s all set up for you and your crew to enjoy some grub on the grill and conversation around the fire pit. There’s table seating and loungy spots and lots of great landscaping and shady areas too. If you want a more intimate space, head up to the 30th-floor terrace and take in the incredible view of the lake. If there’s one thing Chicagoans are very good at, it’s talking about the weather. And, for good reason – we get it all! Sunshine, rain, sleet, snow…heck, I’ve even seen ice fall from the sky. The temperature swings are wild too. Come April, it’s not uncommon to wear a parka, raincoat, and flip-flops all in the same week. 

We live for springtime, play hard all summer long and know how to get cozy in the fall. And then, there’s winter. Yes, it’s cold. And yes, it’s long. But it doesn’t deserve a bad rap.  

Whether you were born and raised here, or just moved to the city (welcome!), I challenge you to join me as we reframe what it means to get through winter when you live in Chicago. Let’s not just slog through the season, let’s learn to love it. 

Step One: Prepare to Survive the Winter 

First things first, it’s hard to love winter if you’re not prepared for it. And I’m not talking mentally (we’ll get to that too) – I mean, are you physically prepared to make it through winter comfortably? If you’re a transplant from a warmer climate, listen up!

The Winter Gear You’ll Need When You Live in Chicago 

Sometime in early fall, we’ll have a day or two when the air will turn unseasonably crisp –  a preview of what’s to come a few weeks down the road. This is your signal to take inventory of your winter wardrobe. If you’re new to the Midwest, grab your credit card; it’s time to go shopping! 

You’ll want to have winter jackets that cover a variety of temps and precipitation. The average winter temperature in Chicago is around 20°F, but it’s common to have uncommonly warmer days (think 45°F) or uber cold days (yes, below zero). In my opinion, every Chicagoan really needs just two different types of winter jackets: 

  1. A cozy fleece or light puffer coat, for mild winter days and even light dustings of snow. 
  1. A warm winter coat, such as a parker or down-filled puffer jacket, that’s able to withstand cold temperatures, wind, and snow.

But, if you live in Chicago long enough, that two-coat wardrobe will quickly multiply. I’m jacket-obsessed and have no fewer than a dozen winter coats. My best performers are from L.L. Bean and Patagonia, but I love my fun cheap-and-chic puffers from H&M and Target. 

Having a wardrobe of different jacket options makes winter more fun! If you’re an inexperienced winter coat buyer, here’s my best advice on what details to look for: 

  • Winter Coat Filling: Most winter jackets are either filled with down or synthetic fill. Down is extra warm and lightweight, making it a great choice for travelers. Synthetic fill is cheaper, and still provides great warmth but does tend to be bulkier. 
  • Hood or High Collar: Walk down Michigan Avenue in a blizzard, and your neck, chin, and ears will thank you. 
  • Adjustable Cuffs: Being able to tighten your jacket cuffs snuggly around your gloves will keep you extra warm and dry. 
  • Water-Reistance: If you’ve ever experienced a snowfall when the temp is hovering near freezing, you know why this one is key. Heavy, wet snowfalls are common in Chicago, and the moment that snow hits your warm body, it melts. A waterproof jacket is a lifesaver. 
  • Fleece-Lined Everything: Choose a winter coat with a fleece-lined collar, cuffs, and pockets. Your bare skin (especially your wind-chapped cheeks), will be so much happier when protected by a soft layer. 
  • Jacket Length: The longer the jacket, the warmer you’ll be!

Now that you’re set with a great winter coat, stock up on fun winter accessories like: 

  • Mittens and Gloves: Invest in a few pairs of mittens and gloves. Splurge on a leather pair of Hestra mittens or grab a more affordable pair of classic-turned-trendy Carhartts
  • Hat: You won’t always need a hat, but on extra cold days, you’ll be happy you have one. A warm ear band will do too! 
  • Scarf: The bigger, the better, but avoid bulky knitted scarves. Instead, invest in a thin cashmere blend that double wraps around your neck and tucks neatly into your coat.

Lastly, don’t forget about your feet. I don’t know about you, but once my feet are cold, it’s all over for me. I’m an expert in keeping feet toasty warm all winter long. Make sure you’re ready with: 

  • Winter Socks: No, you don’t need to buy ridiculously thick wool socks, but consider investing in some nice Merino wool socks from a quality brand like SmartWool or Bombas. 
  • Boots: A good pair of insulated duck boots are your best bet for getting you through Chicago winters! Shop for a pair with a waterproof and insulated sole. Pro tip: get a pair with a zipper up the ankle to make taking them on and off a breeze. 
  • Slippers: Every midwesterner has a favorite pair of slippers. More than just fashionable, a good pair of slippers are a must when surviving winter in Chicago. Get a popular pair of sheepskin Uggs or choose one of Wirecutter’s picks for the best slippers this year

Outfit Your Apartment for Winter Too 

Now that you’re prepared to stay warm and cozy, let’s make sure your apartment is outfitted for winter too. Whether you’re renting a luxury apartment in the Gold Coast or live in one of the newest apartments in South Loop, you’ll want to get a few items to get your place winter-ready: 

  1. Get a Doormat (or Two): Luckily, you won’t be entering your front door right from the winter elements, but your boots will still need a place to land. A microfiber doormat will trap water, snow, and slush, keeping your entryway clean and dry. 
  2. Hang Up Some Coat Hooks: You’ll need a place to stash all your new coats! If you’re short on space, hang up a few hooks by your front door to catch your coat and scarf. 
  3. Run a Humidifier: Forget the snow, dry air is my biggest winter annoyance. Running a small humidifier in your apartment does wonders for your skin and sinuses. 

Step Two: Learn How to Thrive in the Winter 

You’re all set to survive winter in Chicago; now let’s talk about learning to enjoy it! 

Live in Chicago, and you get the great pleasure of experiencing all four seasons. This is actually my favorite thing about living here. And, I don’t hate on winter. In fact, I kinda love it. 

Enjoy Guilt-Free Nesting 

I go hard all spring, summer, and fall – Cubs games, bar crawls, outdoor concerts, biking, running, and kayaking. If there’s a way to enjoy the gorgeous weather, I’m there. Then come November, I’m ready to embrace my inner homebody. 

On the first snowfall each year, I kick off my winter nesting season, tackling all the things that I’ve put off for months. And yes, I do it all while reacquainting myself with my winter BFFs –  Netflix, Hulu, and HBO Max. Throw on your favorite sweats and slippers, find a good binge-watch, and tackle these tasks: 

  • Clean out your camera roll. 
  • Go through your closet and pull out donations.
  • Sort through kitchen cabinets and toss anything that’s expired. 
  • Review subscriptions and cancel anything you don’t use. 
  • Plan and book summer vacations! 
  • Clean the oven, refrigerator, and freezer. 
  • Create digital photo books of the prior year. 

If you’re digging the homebody vibe, but have had enough organization, dive into your kitchen and discover your inner chef: 

  • Become a sourdough connoisseur. 
  • Host a monthly progressive dinner with neighbors in your apartment building. 
  • Master the art of the perfect cheesecake. 
  • Learn how to spatchcock a chicken. 
  • Take an online mixology class

Explore Chicago’s Best Indoor Attractions 

If you’re bored in Chicago, you’re doing Chicago wrong. The best part about living downtown is that there’s always something to do, and there are awesome indoor entertainment options to keep you busy in the winter. 

When the winter wind is biting, I like to grab some friends, channel my inner child, and have a little fun! These are the best indoor fun and games in Chicago: 

  • Conquer an escape room at South Loop’s Fox in a Box.
  • Keep your game from getting rusty at Play18 indoor golf course. 
  • Head to Evanston and catch a Northwestern basketball game.  
  • Host a ping pong tournament at Spin.

We all know getting outside is good for us, no matter the season. Thriving in the winter means getting out and filling your lungs with crisp, cold air. 

There are so many fun outdoor activities to do in Chicago in the winter. Ice skating downtown is a favorite, and is especially perfect for a date night or a day of family adventuring. The best spots to ice skate in downtown Chicago are Maggie Daley Park or McCormick Tribune Ice Rink in Millennium Park.

If you’ve never been sledding before, what are you waiting for? Sledding is a right of passage for every midwestern kid, but you’re never too old to check it off your bucket list! Cricket Hill, along the Lake Michigan shoreline in Uptown, is the best sledding hill in downtown Chicago. Of course, sledding does come with some risks. If you’d like to avoid a visit to the orthopedist this winter, try snowshoeing instead. Head out to Northerly Island Park for an urban snowshoe adventure!  

Drink and Dine Outside (Yes, in the Winter!) 

You might think there’s nothing quite as wonderful as lounging on a downtown patio and sipping a cold beer on a summer day. But, have you ever dined under a winter sky? We don’t let a little winter chill get in the way of dining and drinking al fresco. 

These are my 5 picks for the best places to eat and drink outside in Chicago, all winter long: 

  1. The Winter Wonderland at the Godfrey Hotel 
  2. Check out Fireside’s retractable roof patio, complete with a fireplace 
  3. Get rowdy at the Rambler’s beer garden
  4. District Brew Yard’s patio keeps it cozy with fire pits and heaters
  5. PB&J in West Loop has an ice bar, complete with an ice drink luge 

Step Three: Feel Alive and Embrace Winter

This is the ultimate goal when you live in Chicago. Fully embracing winter and even looking forward to it! Trust me, life is better when you shift your mindset and embrace the beauty of winter.

Develop Daily Winter Routines 

I have friends who naturally love winter, but for me, it didn’t come so easily. Yes, I learned to seek out winter fun and even look forward to a good snowstorm. But I didn’t hit peak winter form until I intentionally set winter routines. 

First – take daily walks, no matter the weather. Trust me, once you make a habit out of it, you’ll crave them. I make a point to get outside every day, with no excuses. Of course, it’s hard to say no to my labradoodle. We hit up Chicago’s best dog parks, like Lakeshore East and 569 Bark Park, all winter long.

Another daily habit I crave all winter is sunbathing. If you’re scratching your head, stick with me. Just 15 minutes of daily Vitamin D can seriously be life-changing – especially in the winter. We all know sunshine is good for your mood, but it can also: 

  • Lower blood pressure
  • Boost immunity
  • Promote eye and bone health
  • Help you get better sleep

The best time to score winter sunshine is in the morning. Combine your daily sun dose and winter walk, or catch some rays on your balcony. If a cloudy day ruins your fun, a winter therapy light does the trick too! 

Treat Yourself to At-Home Winter Luxuries 

When the weather turns chilly, you’ve got to treat yo-self. When your luxury apartment in Chicago has amenities that cater to keeping you happy in the winter, embracing winter comes naturally. 

My winter happy place is in the steam room in my apartment building. From November to March, you’ll find me sweating out my stress (and warming up my core) every chance I get. 

Apartments in Chicago have totally stepped up their amenity game. These are my favorite apartment amenities that you’ll use all winter long:

  • Indoor pool

To learn how to really do winter right, dive into learning and emulating Scandinavian culture and values. Norway to Sweden to Finland – they all land on the list of the happiest countries in the world, despite their harsh winters. Why? Part of the reason is that they’re experts at thriving in winter. 

Have you heard of hygge (pronounced hoo-ga)? It’s the art of embracing coziness and contentment. And really, what else could you ask for in the winter? Hygge is all about slowing down, creating a restful environment, and enjoying life’s simple pleasures – a perfectly ripe pear, warm towels right out of the dryer, and a good book. Hygge is a year-round lifestyle, but in winter, the cozy factor really shines. 

So, how do you channel your inner hygge? Start at home. During harsh Nordic winters, homes across Scandinavia are aglow in the dark of the season. Yes, literally glowing! The goal is to create a sense of warmth, so around daylight savings time, switch to warm-toned lightbulbs. Soft white is great for ceiling lights, but adding amber lights to lamps and wall sconces really amps up the warmth. Next, start an evening ritual. Light candles at dusk, dim the lights, and embrace the darkness of winter. 

Once you create some mood lighting, turn to your furnishings. Swap out your summer bedding for flannel sheets and a fluffy duvet. Make an Ikea run and buy blankets by the cartful. Scatter them everywhere! I even like to use thin plaid throws as tablecloths. Add velvet throw pillows, heavy drapery, and fluffy rugs to your living spaces. Once you’ve created your cozy oasis, you just may find yourself looking forward to winter. 

Catch a Flight and Get Away  

And finally, make an escape! It’s much easier to really embrace winter when you break it up with a getaway or two. 

Here in Chicago, we don’t wait for spring break to get away. I love to kick off the New Year with a warm-weather getaway, even if it’s just a long weekend. An escape to a Florida beach or southern California will leave you rejuvenated and sun-kissed! 

If you can take a longer trip, schedule it in February when even the most pro-winter Midwesterners can begin to feel a touch weary. A margarita on a Mexican beach has never tasted better. And my winter-loving self actually loves heading to another winter destination. If you’ve never snowboarded in Lake Tahoe, take the leap!

And Emme’s staff is constantly creating community gatherings that bring the building’s residents together. But it’s the Roof Crop that’s the hippest apartment amenity in West Loop! It’s an urban farm on Emme’s rooftop that provides crops to local restaurants and to the building’s residents! From raspberries to rosemary – receiving fresh-from-the-garden produce is a super fun perk you’ll only get at Emme. 

Now more than ever, we all want our home to be a refuge, and Emme’s apartments are just that. The units are so fresh and bright, with white walls, sunlit rooms, and porcelain backsplashes. The kitchens are modern, with Italian cabinetry, and white quartz countertops. I love the simple finishes in the bathrooms and the smartly designed closets. But best of all, the views are just so cool. No matter which direction your apartment faces, you’ll wake up to an Insta-worthy scene out your window each morning.

Perched on the southeast corner of Bartelme Park, I had high hopes it would be beautiful AND the best dog-friendly apartment building in West Loop. And, it delivered.

Why Renters Love Milieu

Whenever I take someone on a tour of Milieu, I hear the words, “wow, that’s cool” over and over again. I dare you not to fall in love with this building. The staff is so warm, the amenities are unparalleled, the location is outstanding and yes – your dog is welcome at Milieu!

Right off the bat, let’s talk about the amenities – they’ll hook you at first sight! Walk into the lobby, and you’ll be greeted warmly; both by Milieu’s outstanding staff and by the roaring fireplace. An on-staff concierge is also your personal barista (yes, for real!). Imagine having your favorite flavored latte waiting for you as you head out the door each morning. If coffee’s not your jam, filtered and sparkling water are on tap too. 

The shared spaces are so serene, you may spend more time outside of your apartment than in it. Find a nook in the stunning library space to study, work or devour a book. If you need peace and quiet, duck into one of the quiet study rooms. When you’re feeling social, host a dinner party and use Milieu’s chef’s kitchen and lounge. There’s a movie theater too (perfect for football season!) and shuffleboard and foosball on the 19th floor, with crazy-cool views of the sunset. 

It only gets better when you walk outside. The rooftop lounge area is gorgeous, complete with a pool, hot tub, grills, and even grassy areas that overlook the West Loop. Personally, you’d find me curled into one of the oversized hammocks taking an afternoon nap. 

The lucky dogs who live at Milieu are the real winners. The 4th-floor pet park is a convenient spot for your pup to take care of business, and even get a little energy out. The real treat though is having Bartelme Park right across the street. It won’t take long before you make some furry friends and have daily dog dates to the park. And if your pup needs some primping, simply make an appointment with the groomer at the on-site dog spa. Now you can see why Milieu is truly the most dog-friendly apartment in West Loop! 

Lastly, Milieu’s apartment units are just lovely. And, they’re spacious too! You’ll fall for the floor-to-ceiling windows, huge walk-in closets, and light and bright kitchen finishes. The extra helpful staff is known for their prompt service too. From changing lightbulbs to unclogging drains, Milieu’s staff takes care of its residents like they’re family.

Why Renters Love Parq Fulton

Parq Fulton is located on the west end of West Loop’s Randolph Street, right where it spills into Union Park. That’s right – renters at Parq Fulton are sandwiched by incredible restaurants and space to run and play. The best of both worlds! 

But it’s the small things at Parq Fulton that make this luxury apartment building one of my favorites in West Loop (and in all of downtown Chicago for that matter). The developers did such a fantastic job designing Parq. When you walk in, you’ll feel like you’re in a new luxury hotel. It smells good, looks good, and best of all – you’re greeted by a smiling face every single time you come home. 

Unlike so many of the new luxury apartments that are awash in white and gray, Parq Fulton feels a little moody, and more high-end. Huge windows let natural light flood every space, and the designers chose edgy slate gray walls, industrial-styled lighting, and Scandinavian-inspired wood and leather furniture to complete the design. These elements create such a cool vibe.

The apartment units are designed in the same sophisticated way. Black window panes make an impressive statement and complement the views of West Loop and downtown Chicago perfectly. You even have options to rent a unit with cool upgrades like black stainless appliances, a wine fridge, a built-in tech desk, and more. The views from Parq Fulton are spectacular! If you’re thinking about renting here, be sure to ask about east-facing units – your view will look like a postcard. Hello from Chicago! 

We know if you’re searching for the coolest apartments in West Loop, unique amenities are probably high on your list of apartment must-haves, and Parq Fulton has you covered. For remote workers, there’s an incredible co-working space that’s more visually stunning than any office I’ve ever seen! It has private pods available for when you need to concentrate or hop on a call. 

The 18th-floor lounge looks straight out of a West Elm showroom, but even better because of its spectacular views of downtown. There’s a meditation room on the 18th floor too, and wow – it’s just sublime. In the gym, you’ve got cardio with a view! Hop on a Peloton and take a spin while you enjoy views of Union Park. And yes, the rooftop terrace is just as beautiful as you’re imagining. A swanky pool, cabanas, and a 360-degree view of downtown Chicago create a refuge unlike any other in the West Loop. 

Finally, I have to give a shout-out to Bambola restaurant, on the ground level of Parq Fulton. To the delight of residents, it recently opened and wow, are they in for a treat! It’s as beautifully designed as Parq Fulton and is getting rave reviews. The menu is inspired by the Silk Road, and it’ll knock your socks off.

Union West is situated right in the heart of West Loop, and everyone who signs a lease here mentions how perfectly located these luxury apartments are. 

From Union West’s east-facing balconies, it feels like you’re hovering just outside the sea of downtown high-rises. Its prime location is convenient too. Renters here are super close to the neighborhood’s biggest employers like McDonald’s headquarters. But if you need to commute to another part of Chicago, you’re just a 5-minute walk to the CTA train station too. 

Residents at Union West always remark how much they love being near Whole Foods. It’s just a two-minute walk from the front door, making quick trips to get groceries painless. And if you prefer Mariano’s, it’s just one more block south. 

Union West’s units are modern and spacious, and the abundant common areas feel like an extension of your apartment. You’ll discover new spots to hang around every corner. Find your favorite thinking nook or gather friends together in the SkyLounge entertainment space. 

The fitness center at Union West has everything you need to sweat, lift, and even spin. They have the standards, like treadmills and ellipticals, and extras usually only seen at a boutique gym. If you lift weights, you’ve got everything from a squat press to a shoulder press. Cycling more your speed? Hop on a spin bike and fire up a virtual training class. Union West offers complimentary virtual yoga, conditioning, and TRX classes too. Yes, you can officially cancel that expensive gym membership! 

If swimming is your thing, the pool deck at Union West will soon be your happy place. The pool here is one of the larger ones in the neighborhood, with enough space for laps or lounging. For sun-worshipers, stake your spot in a lounge chair or cabana. When the evenings turn chilly, gather around a gas fireplace with a glass of wine and some good conversation. 

Even though it’s close to so many West Loop employers, Union West didn’t forget about all of us renters who work remotely. The building has lots of co-working space, but also provides private work pods and even meeting rooms where you can host your whole team. 

When it’s time to wrap up work and go home, up the elevator you go! The apartment units at Union West are modern and sleek. The designers took an industrial approach with cool, concrete ceilings and exposed ductwork. These elements complement the city views out of your enormous windows. But, they didn’t leave out the luxury touches – quartz countertops, European cabinetry, and tech-focused features like Nest thermostats and built-in charging ports make renting at Union West a treat.
